The Position

Lead the site selection, LOI negotiation, and business plan preparation for Quench operational locations. Responsible for the management of multiple real estate projects including resolving time frames, budgets, staffing requirements, and allotment of available resources to various phases of a project. Provides technical, strategic financial analysis, and direction and decisions for all acquisition, disposition, and leasing transactions. Develops and implements standard policies and procedures for locations. Develops executive strategies needed to make real estate-related decisions. Identifies land and buildings for the company's operations. Ensures synergy efforts focused on securing cost savings and delivering the most optimized portfolio. Leads team which may include exempt and non-exempt employees. Develops processes and procedures to drive department efficiencies, and assist in the development and meeting of, the departmental budget.

Essential Functions
  • Management of all real estate transaction reporting including lease comparison matrix, NPV analysis, real estate transaction activity reports, dashboards, market portfolio analysis, compliance measures, and managing transaction KPIs.
  • Visits and evaluates prospective sites to determine which locations meet the criteria and needs of the company.
  • Conduct market reviews and site tours to locate, evaluate and recommend high potential real estate sites for the development of operational locations
  • Prepares packages containing all pertinent site information for presentation to the Executive Leadership team for approval.
  • Draft, Negotiate and review LOIs.
  • Analyzes all required documentation to implement the development process.
  • Consistent exercise of independent judgment and discretion in matters of significance.


Qualifications
  • Bachelor's degree in real estate, finance, business administration, or project management
  • A minimum of seven years' direct experience in project management, real estate, or a similar role; with a minimum three years of people management experience
  • Demonstrated experience in Real estate structuring, deal terms
  • Demonstrated experience in Portfolio acquisitions and monetization
  • Demonstrated experience in managing property purchases, sales, rentals, and development
  • Track record in sourcing, evaluating, conducting due diligence, and closing commercial real estate transactions
  • In-depth knowledge of applicable property law, taxes, and financial statements
  • Knowledge of analysis software, such as Excel, Argus, Apex, MRI, and /or other Real Estate analysis, Database, or Maintenance software is preferred.
  • Travel is required (20%-30%)
