Director, Regional Real Estate

About the Role The Regional Real Estate Director is a critical member of the Global Real Estate & Facilities team, which operates in a fast-moving, customer-facing environment. Working closely with global and local stakeholders, the successful candidate will help define and execute FTI's global workplace strategy across three regions (North America, Latin America and Asia Pacific), delivering effective, world class service and innovative real estate solutions in line with FTI's business goals and established Real Estate metrics. Domestic, and occasional international travel is expected.

The successful candidate will have experience developing, refining and delivering real estate strategies and must be comfortable navigating ambiguity, implementing transformational change and engaging multiple stakeholders.

What You'll Do

Scope

• Works with Real Estate, Facilities, Global Operations functions and client service teams across FTI's North America, Latin America and Asia Pacific regions, with a portfolio of leased and serviced offices.

• Responsibilities include strategy development, real estate transactions, project management and delivery of capital buildout projects across the region(s).

• Aligns to industry-leading practices and FTI business needs, including adapting workplace design best practices, and technology solutions; developing workplace policies and guidelines; and implementing space and occupancy optimization programs. Leasing

• Manages real estate transactions to meet FTI business requirements while ensuring commercial effectiveness. Transactions include, but are not limited to, leases and subleases, extensions and renewals, site selection, early exits, resizing of existing spaces and other lease amendments.

• Works within the company's established real estate investment process.

Stakeholder Management




• Develops and maintains consultative and effective working relationships with corporate teams, client facing professionals and leadership.

• Establishes an effective stakeholder engagement approach that includes corporate functions (Finance, HR, Legal, Technology, etc.) and business segment leadership to understand the range of requests / requirements, gain alignment including identifying compromises, and to update stakeholders on status / changes during project delivery.

• As needed, helps shape cross-functional teams, including external service providers, to develop solutions for offices in countries or places without dedicated Real Estate & Facilities teams, where the success of projects will depend on effective collaboration with local resources.

Workplace Strategy

• Contribute and help shape the development and advancement of workplace strategies that incorporate relevant industry-leading practices with FTI's business and financial needs, including next generation workplace environments and technology solutions, workplace policies and guidelines, and mobile workforce programs.

Management of Outsourced Providers




• Establishes and maintains local and global relationships with external service providers.

• Supports the facility management process across their portfolio, executing above established service levels and driving consistently high levels of customer satisfaction.

• Represents the RE team as a key relationship manager to brokerage organizations, including any and all related operations reporting systems or systems transitions.

Operations

• Creates operating and capital budgets in support of RE transactions within their portfolio.

• Supports the development of Real Estate & Facilities management budgets and timelines to ensure Real Estate metrics are met or exceeded while delivering for FTI's professionals.

• Tracks actuals versus approved budgets, identifies and explains variances, produces periodic reporting on their portfolio of projects, assists in development of quarterly forecasts and related discussion/support.

Real Estate & Facilities Risk Management and Business Continuity Planning

• Supports FTI's security and business continuity processes across regions.

• Manages office insurance policies through global program.

Education and Experience

• Bachelor's degree, ideally in Real Estate, Architecture, Business, Engineering or a related field

• 10 years of real estate experience with progressive growth in scope of responsibility preferred, ideally including:

o Development and implementation of real estate and facility-related policies

o International office relocations and refurbishments
• Experience in design management or interior design
• Experience in change management and customer engagement within a professional services organization • Strong affiliations and active participation in professional real estate organizations and associations.

Additional Skills and Competencies • Demonstrated leadership and team collaboration experience

• Skilled in developing and setting budgets, "what if" analysis and forecasting

• Proven track record of consistently delivering for your customers while managing costs within established RE metrics

• Ability to exercise independent judgement within established RE and business guidelines, but also able to determine when to engage the RE team and other stakeholders before making a decision/commitment or communicating a path forward

• Ability to lead and participate in multiple complex RE projects potentially with tight timelines understanding that delays could significantly impact FTI's professionals

• Anticipates likely push back from customers. Adept at challenging and influencing and a diverse group of senior business leaders leveraging facts/data combined with judgment and prior experience

• Develops rigorous scenarios to inform potential real estate strategies

• Excellent project and budget management skills

• Demonstrated presentation, negotiation and influencing skills

• Demonstrated written and verbal communication skills including developing PowerPoint presentations for senior business leaders

• Demonstrated strong Microsoft Office skills including Excel and Word
