In this role you will:
- Provide transactional and financial analysis support for real property leases and owned properties worldwide.
- Provide lease and facilities information to corporate finance. .Coordinate with the legal department and business heads to ensure all documentation is accurate and complete, and that all property files are well maintained and organized.
- Track building and lease information; including, but not limited to all critical dates for options, renewals, terminations, and rent steps, capacity by location, existing and test-fit density, cost per square foot, local market economics.
- Participate in various real estate transactions including lease negotiations and administration.
- Maintain good working relationship with landlords and property managers and ensure financial obligations are regularly reviewed and reconciled.
- Assist in special projects related to facilities, such as assisting in monitoring strategic and cost savings initiatives, special assignments, assisting in data gathering, and tracking of special project tasks.
- Manage the facilities rationalization strategy to determine the best fit for current and future business needs.
- Oversee the standardization of facility attributes.
- Oversee contractor coordination and scheduling as needed for major projects.
- Monitor monthly operating and capital expenditures with budgeting and forecasting partners.
- Conduct profitability analysis and capacity planning for all sites. • Create and maintain data-driven decision-making tools supporting real estate, leveraging data and analytics, including maintaining up-to-date inventory of real estate assets and all relevant related information.
- Develop, monitor, and evaluate KPIs for all aspects of real estate management.
- Identify data management and analytical needs and implement via in-house or third-party solutions.
We are looking for someone who has:
- Bachelor's degree in business or related field
- 10+ years related experience preferably in the BPO industry
- Strong understanding of MS Office Suite.
- Experience with business continuity/resiliency planning.
- The ability to adapt well to change in direction and priority in a fast- paced and deadline-oriented environment.
- A certification in real estate management or a real estate license.
- Experience with multiple office site selections, expense forecasting, budgeting, and facility project management across multiple locations in tandem.
- Comprehensive knowledge of construction contracts and experience negotiating lease agreements; able to prepare bid specifications, analyze pricing, and secure construction contracts.
